I'd get a bigger house and still have money left over...a yard, a stable, several cats and dogs, lots of trees and put in an aviary for helping wounded birds...still have money in the bank.

HOA stands for Homeowners Association, they can dictate what you house has to look like, certain things you can and can’t do with your property, etc.

$180,000 - I am assuming that is for the down-payment - which would make the actual cost of the house $540K.

If my assumption is incorrect, I can't speak to a fantasy.

I would love to have property with no one giving "little rules", since I grew up on a farm...... I can take care of the property and have flowers / small garden.
